The Home Buying Process

Consultation Session:  We meet with the you to discuss the type of property you are looking for.

Property search:  Look for suitable property in MLS(multiple listing services), FSBO’s (For Sale Buy Owner)  Bank Owned etc.

Pre-Offer Research: We complete a Property Analysis, Comparative Market Analysis,  research Town Records etc.

Offer strategy :  We recommend Price, Terms, Contingencies

Inspections: We recommend that every buyer have a complete Home inspection, Pest, etc. The Septic Inspection is usually the responsibility of the Seller. 

Purchase and Sale Agreement (P&S):  Attorney’s draw up P&S, a 10 percent deposit is due at this time.

Mortgage Commitment:  Your lender will issue a mortgage commitment once the appraisal has been completes satisfactorily and all of your documents have been verified etc.

Attorney Work :  The Title Work, closing document etc. are prepared by the attorney.

Walk thru: The day of closing final inspection of the house. 

 Closing: Buyer's and Seller's Attorney meet and exchange Deed etc. Many times the Buyer or Seller are not on Island for the closing they give Power of Attorney to their Attorney to complete the transcation on their behalf. The attorney's also record the transcation at the Registry of Deeds.
