My 50th Birthday Present
"Our family had been vacationing on Martha's Vineyard for 10 years, and I had gotten into the habit of reading Fred Roven's newsletter, while dreaming of one day buying property. That day came as my daughter and I sat on the dock in Oak Bluffs at the end of the 2004 season, and I realized that the inheritance I'd recently received would be enough to make our dreams come true a bit ahead of schedule. Soon after, I contacted Fred, asking him to send us information on homes in Edgartown, where we had rented every summer. He did, as well as tools to calculate monthly expenses. This was all done by e-mail, so that when we visited, we'd see only those homes we were truly interested in. "Along with the Edgartown properties, Fred sent two from Vineyard Haven and said to just take a look, they were really special. And they were. We selected one as #1 instantly, just from the photo and description. And when my husband and I walked into the house on my 50th birthday - Fred had arranged our house hunting according to our favorites - it was love at first sight. We joked afterwards that it must have been the fastest sale he'd ever arranged. But it was more than fate. Fred took the time to understand our needs and wishes, and sent the information accordingly. "Fred advised us on how much to offer; introduced us to our attorney, caretaker, and mortgage counselor; and helped us negotiate acquiring the house's furniture. He basically made the process as smooth as it could be, and at all times, we felt that he had our best interests at heart. We are certain that we made the best possible choice - in the property and in the realtor."

Selling Your Home >Doing What Comes Unnaturally
The most inconvenient aspect of having your house on the market is the constant housekeeping required. Even if you are naturally neat, it requires a lot of hard work to constantly keep your home in top "showing" condition.
Do whatever it takes to make your home shine and to keep it looking beautiful. It may mean getting extra help from the children or hiring short-term professional help. The importance of making a good impression on the real estate agents and buyers who come through your home cannot be overstated. Many interested buyers may call for last-minute appointments to see your home. Buyers may associate a messy home with poor maintenance of the structure, systems and appliances, which can discourage offers or result in a lower offer than the house might otherwise bring.
